Based on this review, the submittal is incomplete and cannot be scheduled for public review. The following information needs to be submitted before we can initiate the City review process: December 5,2005 J!V/ g ].5:> 1. A tree survey is required. The survey shall include the species, DBH size, condition of trees and location of trees six inches or larger. The tree survey shall be prepared by a e istered landscape architect, licensed forester or othet{~ofessional approved by the { city. ree canopy coverage calculations and tree removal calculations are also require . 2. The rain age calculation and drainage area plans do not correspond to the proposed development. The information submitted includes a public street and two additional lots. 3. Site coverage calculations must be submitted for the individual lots and the development as a whole. Note: the area of private streets may not be included in the lot area calculation or site coverage. 4. Building setbacks must be shown and labeled on the preliminary plat. Note: setbacks may not encroach into required and proposed easements. 5. Show the toe of the bluff on the plans. Once you have submitted the required information, we will schedule this item for Planning Commission and City Council review.
