The subject property is located south ofHwy 5, north of Lake Drive, approximately 1/8th mile east of intersection of Dakota Avenue and Lake Drive E. Business: ABRA has been in business in Chanhassen, MN for nearly 13 years at 40 Lake Drive East (400 feet east of60 Lake Drive East) and has been a good neighbor service provider. Project: ABRA proposes a NEW 14,000 s.f. building attached to the existing 4,000 sJ. building into an ABRA facility. The site is 1.89 acres. The lot is zoned HE (Highway Business District) an auto oriented repair services facility is allowed with a Conditional Use Permit process. The site was originally developed in 1991 for a MN State Emission Monitoring station. The ABRA will be moving from 40 Lake Drive East to this NEW larger building at 60 Lake Drive East. The ABRA business hours and operation will be the same as they have been over the last 12 plus years. We are anticipating the CAR-X portion of the building will continue to be occupied by an automotive repair business that would compliment the services provided by ABRA.
