Date of Decision: May 26, 2006
Findings and Conclllsions
The City of Chanhassen, LGU, has made a replacement plan decision approving the wetland
Impacts associated with the Pioneer Pass development in the Chanhassen 2005 MUSA area.
Impacts are limited to filling of type 1 wetland basin I (.47 acres). Replacement wetland will
be created on site with .48 acres of New Wetland Credit and 1.22 acres of Public Value
Credit.
The applicant considered the no-build option as well as the total avoidance option in
sequencing discussions, however both were dismissed as infeasible. Wetland I is considered
a severly de!,rraded basin due to a high level of disturbance and farming activities that have
historically occurred around and through the basin. The basin is also predominately fed by
surface water which wiH be cut off during the development of the site.
