Approval Letter - Vacation and Replat 07-12-22 CITY OF CHANIIASSEN y H ASS Chanhassen is a Community for Life-Providing for Today and Planning for Tomorrow July 12, 2022 Mr. John Goodman 915 Pleasant View Road Chanhassen, MN 55317 Re: 915 Pleasant View Road Vacation of Easement and Replat—Planning Case No. 2022-08 Dear Mr. Goodman: This letter is to confirm that on July 11, 2022, the Chanhassen City Council approved: "A resolution approving the vacation of a portion of public drainage and utility easement within the Edwards Vogel Addition plat, and A resolution approving the preliminary and final plat for Goodman Homestead creating one single-family lot subject to the following conditions: Building 1. If any construction is to occur on site, a building permit must be obtained prior to construction. Engineering 1. The eastern 6-foot drainage and utility easement of Lot 1, Block 1, Edward Vogel Addition, shall be vacated and recorded concurrently with the recording of the final plat. 2. The applicant shall pay all applicable fees prior to recording of the final plat. 3. Upon further subdivision of the Goodman Homestead plat,all applicable Surface Water Management development fees shall be paid at the rate in effect at that time." Two signed mylar copies of the final plat shall be submitted to City offices for signatures. One 1"=200'scale paper reduction of the final plat with just street names and lot and block numbers shall be submitted. In addition, a digital copy in .dxf format and a digital copy in .tif format(pdf compatible)in Carver County coordinates of the final plat shall be submitted. All current year taxes must be paid in full and any delinquent property taxes or green acres tax. The mortgage holder consent to plat must be executed and submitted to the City. Once everything is submitted, staff will forward all documents to the City Attorney's office for recording.
