Variance Reqeust 2 of 3 - Glazing Variance Request 2 of 3 – Façade Transparency REQUEST FOR VARIANCE 2 of 3 – FAÇADE TRANSPARENCY A variance is requested to provide reduced required 50% façade transparency per Chapter 20, Article XXIII, Division 7 “Design Standards for commercial, industrial, and office-institutional developments. a. Overview • Due to the use of the buildings, the city required 50% glass and glazing at the south elevations would create a security risk for the storage facilities. Design of the buildings incorporate high clerestory windows to incorporate glazing into the façade, however the use does not accommodate meeting the 50% requirements. b. Practical Difficulties • The use of the building being storage, 50% glazing would degrade the overall appearance from the exterior. Views to the interior from the exterior would not create a quality atheistic. Glazing toward the ground would also create security concerns for the contents inside the storage buildings. High Clerestory windows allow the south elevation to have glazing without being able to view into the storage area. c. Not Self-Created • The use of the building does not create a need for the 50% quantity of glazing. d. Denied Substantial Rights. • Denial of the variation would degrade the overall aesthetics from the exterior. Additional glazing toward the ground would create security risk for the contents being stored. e. Essential Elements of the Area. • The variance would not result in a use or development on the subject lot in regards to the following: 1) The acceptance of the variation will not be materially detrimental to the public welfare or materially injurious to the enjoyment, use, development, or value of property or improvements permitted in the vicinity. 2) Acceptance of the variance would not alter the essential character of the locality Variance Request 2 of 3 – Façade Transparency 3) The acceptance of the variance would not impair an adequate supply of light and air to the properties and improvements in the vicinity. 4) Acceptance of the variance would not cause any increase to congestion in the public streets or have any impact on street traffic. 5) There will be no increase danger to flood or fire. 6) Acceptance would not unduly tax public utilities and facilities in the area 7) Acceptance will not endanger the public health or safety.
