Variance Reqeust 1 of 3 - Holding Tank Variance Request 1 of 3 – Septic System REQUEST FOR VARIANCE 1 of 3 – HOLDING TANK A variance is requested to provide a septic holding tank. In lieu of subsurface sewage treatment system. Holding tank would be a future installation since no plumbing fixtures are required as part of the initial building project. a. Overview • At this time no plumbing fixtures are being proposed for any of the buildings as they are unoccupied structures. Should plumbing fixtures be proposed prior to public sanitary being available to the site the owner is requesting a variance to install holding tanks in lieu of a subsurface sewage treatment system. The holding tanks would only be installed in the future should plumbing fixtures requiring sanitary be installed on site. b. Practical Difficulties • Public sanitary service is not currently available to the site. Plumbing requirements for the proposed facilities are minimal and do not require a full subsurface sewage treatment system. Site topography and layout is not accommodating to a full subsurface sewage treatment system. c. Not Self-Created • The use of the building does not create a need for Subsurface sewage treatment systems. The topography of the site is nat urally sloping. d. Denied Substantial Rights. • Denial of the variation would deprive the owner of property for preparing proper sanitary accommodations. e. Essential Elements of the Area. • The variance would not result in a use or development on the subject lot in regards to the following: 1) The acceptance of the variation will not be materially detrimental to the public welfare or materially injurious to the enjoyment, use, development, or value of property or improvements permitted in the vicinity. 2) Acceptance of the variance would not alter the essential character of the locality Variance Request 1 of 3 – Septic System 3) The acceptance of the variance would not impair an adequate supply of light and air to the properties and improvements in the vicinity. 4) Acceptance of the variance would not cause any increase to congestion in the public streets or have any impact on street traffic. 5) There will be no increase danger to flood or fire. 6) Acceptance would not unduly tax public utilities and facilities in the area 7) Acceptance will not endanger the public health or safety.
